1. The service
Inspector Kim is a record-keeping tool for real-world walkthroughs. Free lets you create inspections, file and edit notes, attach evidence, review records and make standard exports without an LLM-provider request. Kim Pro adds optional Ask Kim assistance, subject to a verified subscription, a monthly allowance and separate AI-processing consent.
Inspector Kim is not an inspector, certification body, safety system, valuation service, legal adviser, engineer, surveyor, mechanic, clinician or substitute for a qualified professional. A guide is a starting prompt, not a complete checklist or proof that work meets any law, code, standard, contract or insurer requirement.
2. Eligibility and accounts
You must be at least 18, have legal capacity to agree to these terms and use an account you are authorized to control. If you use Inspector Kim for an organization, you confirm you have authority to do so and to provide its content.
Keep your sign-in method secure. Choose the correct workspace and control any access you grant. Tell us promptly at contact@tenjinfactory.com if you suspect unauthorized account access.
3. Your records and permissions
As between you and Tenjin Factory, you keep your rights in inspection records and evidence you provide. You give us a limited, non-exclusive licence to host, copy, transmit, format and process that content only as needed to provide, secure, support and legally operate Inspector Kim under these terms and the Privacy Notice.
You must have permission to enter a place, inspect an item, record a person or conversation, capture a document and provide the content to the service. Recording, privacy, employment, tenancy, surveillance and confidentiality rules vary by location. Do not collect more than the job needs.
Keep any independent copy required by your profession, contract, insurer, customer or law. An export is a convenience, not a guaranteed statutory archive.
4. Kim and generated output
Ask Kim uses OpenAI to interpret context you deliberately submit. Output can be incomplete, inaccurate, inconsistent or unsuitable. It may miss a visible condition, misunderstand a correction or organize a record poorly. Review the original record, evidence and any resulting change before relying on or sharing it.
Kim cannot discover or rule out hidden defects, verify ownership or authenticity, certify safety or compliance, determine value, diagnose a condition or give legal, engineering, building, environmental, insurance, financial or other professional advice. Do not use it for emergencies or life-safety decisions.
A model response is not proof that the record changed. Inspector Kim reports committed record outcomes separately. You are responsible for correcting or deleting anything you do not want in the record.
5. Kim Pro subscriptions
Kim Pro is offered as auto-renewable monthly and annual subscriptions through Apple. Intended US launch prices are US$19.99 per month and US$199.99 per year. The localized price, period, any trial eligibility, tax and renewal terms Apple shows before purchase control.
Both periods include 80 successfully committed Ask Kim outcomes per calendar month. One outcome is charged after the answer and any record change commit, regardless of internal model rounds. Failed requests and replay of a committed request do not use another assist. Assists reset at 00:00 UTC on the first day of each month, do not roll over, have no cash value and are not transferable. There are no paid overages at launch; Free remains available after the limit.
Apple controls charging, renewal, cancellation and most refunds. A subscription renews unless you cancel through Apple under the terms shown at purchase. Deleting Inspector Kim does not cancel billing. Use Apple’s Manage Subscriptions separately. Refund requests normally follow Apple’s process, except where applicable law gives you another right.
We may change future prices or allowance terms only with notice and consent required by Apple and applicable law.
6. Acceptable use
Do not use Inspector Kim to:
- break the law, trespass, surveil unlawfully or record without required permission;
- infringe privacy, confidentiality, intellectual-property or other rights;
- upload malicious code or bypass authentication, workspace boundaries, entitlements, limits or security controls;
- access another person’s account, purchase, record or media;
- disrupt or reverse engineer the service except where law expressly permits;
- create or keep content whose possession or processing is unlawful; or
- present Kim output as a certification, professional opinion or human inspection that did not occur.
We may restrict an affected account or feature where reasonably necessary to stop abuse, protect records, comply with law or investigate a security event. We will provide notice or a review route where applicable law requires it.
7. Availability and changes
We aim to preserve trustworthy custody but do not promise uninterrupted availability. Device, network, authentication, hosting, storage, speech, AI and App Store services can fail. An AI outage should not remove Free access, although a separate service failure may affect other functions.
We may change or discontinue features. If a change materially affects a paid subscription or stored-record access, we will provide the notice and remedies required by Apple and applicable law.
8. Account closure and data
You may stop using the service and request account deletion in the app. Export anything you need first. Deletion removes your account and solely owned records as described in the Privacy Notice; another organization’s workspace may retain its record. A shared workspace you own must be transferred or resolved before deletion so another member’s record is not destroyed.
Deleting the account does not cancel an App Store subscription. Manage it separately through Apple. We may close an account for material breach, subject to any notice, cure, export access and refund rights required by law.
9. Warranties and liability
To the fullest extent applicable law permits, Inspector Kim and generated output are provided “as is” and “as available.” We do not promise that a guide is complete, that Kim will identify or correctly describe a condition, that an export satisfies a professional or regulatory format, or that the service will always be available or error-free.
To the fullest extent applicable law permits, Tenjin Factory is not liable for indirect, incidental, special, exemplary or consequential loss, or for lost profits, revenue, business, opportunity or data. Our total liability arising from Inspector Kim will not exceed the greater of US$100 or the amount you paid for Inspector Kim in the 12 months before the event giving rise to the claim.
These exclusions and limits do not apply to fraud or wilful misconduct, death or personal injury caused by negligence, data-protection duties that cannot be limited, or any other liability or consumer guarantee that law does not allow us to exclude or limit. Nothing in these terms removes non-waivable statutory consumer rights.
10. Governing law and disputes
These terms and any non-contractual dispute arising from Inspector Kim are governed by the laws of Singapore. You and Tenjin Factory submit to the exclusive jurisdiction of the courts of Singapore.
If you use Inspector Kim as a consumer, this choice does not deprive you of mandatory protections or a forum available under the law of your usual place of residence where those rights cannot lawfully be waived.
11. Apple terms
For an iOS download, Apple’s Standard Licensed Application End User License Agreement also applies. Tenjin Factory, not Apple, provides Inspector Kim and is responsible for support, maintenance and claims about the app as required by that agreement. Apple and its subsidiaries are third-party beneficiaries and may enforce the applicable licence terms.
12. Changes to these terms
We may update these terms and will publish a new effective date. We will give notice appropriate to a material change. A change does not retroactively take ownership of your records or remove rights that cannot be waived.
